How to Sell Pre-Construction Without a Model Unit

You can. A model unit answers one question —what it feels like to be inside— while your buyer needs several more answered before putting down a deposit: where their residence sits, what it looks at, what it costs and whether it is still available. Here is what model units and sales galleries cost, from published figures, and seven steps to sell without one, on every buyer’s phone.
What a Model Unit and Sales Gallery Cost
Developers rarely publish what they spend on a model unit. The figures that do reach the press set the scale:

That is only the build. Add rent or land for the gallery, the staff who run it, and the months before it opens when you have nothing to show. And a model unit shows exactly one floor plan: the one you furnished.
Step by Step: Selling Pre-Construction Without a Model Unit
- 1 · Gather your floor plans, level by level. Architectural plans as PDFs, the elevation and the site location. That is enough to build your tower in images, floor by floor.
- 2 · Show where every residence sits in the building. A buyer’s first question is not the finishes: it is which floor and which side. Let them tap it on the facade.
- 3 · Show the real view from every floor. What a ground-floor model can never show: the view from level 9 against level 3, over the real surroundings of the site.
- 4 · Put price, availability and payment plan on one screen. If buyers have to message for them, your sale depends on someone answering in time.
- 5 · Give every campaign and every broker its own link. Ads land on the exact residence they promote, and each broker shares a personal link, so you know who brought every lead and what they viewed.
- 6 · Keep availability live. When a residence sells, the showroom marks it sold without republishing, so nobody falls for a unit that is gone.
- 7 · Use the site visit to close, not to imagine. The in-person tour is of the site or the construction, with the showroom open on a tablet: buyers arrive knowing which residence they want.

When a Model Unit Still Makes Sense
The model unit is not the enemy. In the US, 67% of new-construction buyers say they are confident making an offer after seeing a home only through a virtual tour, yet only 4% actually offer without anyone stepping inside first (Zillow, 2024). In Brazil, one developer reports its furnished units sell within 60 days against six months for empty ones (ADEMI-GO, 2023): seeing the finished interior sells. The real question is whether it has to be a physical one, for a single floor plan.
- If your building is small, you probably don’t need one: a New York new-development broker says they typically skip a sales gallery for buildings under 75 units (The Real Deal, 2023).
- If it isn’t built yet, the showroom sells through the months it takes the model unit to be ready.
- If you have several floor plans, a model shows one; the showroom shows all of them, each on its floor with its view.
- If your luxury buyers fly in, a model unit can close the sale; the showroom reaches them first and saves the trip for those who were never going to buy.
